The commissioning process begins at the design phase with documented design and operating intent, and continues through the construction and acceptance phases with verification of performance. The goal of the commissioning process is to ensure building owners are provided with fully functioning systems that are capable of being operated and maintained, as well as identifying potential issues that could become costly during construction, inspection and sign-off phases.

  • Uni Space - Full beauty brands

    This project consisted of commissioning a 123,000 square foot office space for Full Beauty Brands. During the commissioning projects a total of 10 deficiencies were found. Skyline found a number of VAV boxes that were not providing the design airflow to the space, insulation missing on chilled water piping, and critical alarms that were not reporting to the Building Management System.

    As a state of the art laboratory, this facility is expected to deliver performance while being energy efficient. As the leader of the Commissioning team, Skyline was tasked with ensuring that the laboratory ventilation system performed as designed to ensure the safety of the end user, while still operating with optimum energy efficiency. Skyline was able to facilitate this outcome, by working closely with the client, the design team, and the installing contractors.
    During the commissioning process, Skyline identified 63 deficiencies and worked closely with the project team to provide recommended actions and resolution.

    One of the greatest values of commissioning data centers, is preventing or reducing the possibility of unplanned downtime. Commissioning activities for this project ensure that critical equipment is properly installed and that systems are fully integrated and operate according to the design and owner's needs. The commissioning process confirms the operation of redundancy and single points of failure. Skyline provides comprehensive system testing to verify all operating modes on both the electrical and mechanical sides. These activities identify potential issues in the system so they can be resolved before the system is put into operation when a single point of failure can cause downtime.

  • Intrepid Sea, Air and Space Museum

    The New York State Energy Research and Development Authority announced plans to invest $2 million in a combined heat and power generation (CHP) project at the Intrepid Sea, Air, and Space Museum. The project consists of the commissioning of newly installed combined heat and power system which will provide electricity, hot water for heating, and chilled water to satisfy the air conditioning requirements aboard the ship. Commissioning insures that the plant operates efficiently.

  • Pirch - Soho

    This project consisted of commissioning of the new Pirch retail store located at 200 Lafayette Street. Skyline was tasked with ensuring that the HVAC system was installed and operating as designed. Our scope of services included commissioning of heat pumps, exhaust fans, and fan powered boxes. Also included in the commissioning for this project was testing of the operation of the kitchen exhaust systems. Skyline worked closely with the mechanical and balancing contractor to ensure that proper air and water balancing was achieved within the design parameters.
